Landlords Contents Insurance Invalidated by your Tenants

Well it seems that the summer has finally shown it's face. Temperatures have suddenly risen around the country and our jackets have performed the annual position change with our shorts at the back of the wardrobe!

This time of the year brings hazards with regards to landlords and their property insurance, in particular any contents cover that they may have. What happens when it gets hot is that your tenant will open the windows, nothing wrong there, but then they might go out for a while leaving the windows open. This may be intentional to try and keep the house cool for when they get back or unintentional as they have quite simply forgotten to shut them on the way out, either way it spells trouble.

With landlords contents insurance, theft cover will be included as long as there are signs of forcible entry. If your tenant has left the window open then a thief can just hop on in without having to break in and this would mean that your cover is invalidated.

Obviously your tenant has a responsibility to protect your contents an the onus would then fall to them but we all know that this sort of scenario can lead to problems with the tenant especially as they have probably had their contents stolen along with yours and are also experiencing an inability to claim due to not securing the property when they left.

It is not a nice situation to be in and there is not a huge amount you can do to prevent it but by bringing the message to more people it may help reduce the number of these incidents enabling tenants and landlords to enjoy the nice weather and not worry about invalidating their landlords contents insurance and having to foot a large bill themselves.
